Een leven gevolgd via grondakten
In 1854 koopt Ambrose samen met G. E. Hoyt en Amos Avery grond in Illinois. Een jaar later verwerft hij in Wisconsin 160 acres van Anthony Bouwhuis en zijn zus Theresia. De kort daarop gevestigde hypotheek wijst sterk op financiering door zijn zwager. In 1856 volgen overdrachten in Wisconsin, een gezamenlijke aankoop met zijn broer William H. Van Landschoot in Minnesota en een snelle doorverkoop van een stadsperceel in Rock Island.
Een aankoop in Goodhue uit 1857 is in twee tegenstrijdige tekstversies overgeleverd. Vanaf 1874 verschijnt ook Mary Jane, uitdrukkelijk Ambroses echtgenote, in de akten uit Henry County. De stukken tonen transacties en vermelde woonplaatsen; zij bewijzen niet vanzelf dat Ambrose alle aangekochte gronden zelf bewoonde of bewerkte.

James Hannah verkoopt aan G. E. Hoyt, Amos Avery en Ambrose Vanlandschoot een perceel in Rock Island County. Alle partijen worden vermeld als afkomstig uit dezelfde county en staat. De gezamenlijke koopsom bedraagt 380 dollar; de tekst verdeelt die som of de eigendomsaandelen niet over de drie kopers.
Het gaat om de westelijke helft van het zuidoostelijke kwart van Section 9, Township 16 North, Range 1 West, Fourth Principal Meridian: 80 acres, ongeveer 32,37 hectare. De verkoper waarborgt zijn recht om de grond te verkopen en verklaart het goed vrij van lasten.
De akte en erkenning dateren van 23 januari 1854. Inschrijving volgt op 14 augustus 1854, nr. 357. Quincy McNeil treedt op als getuige en als plaatsvervanger van griffier Fraser Wilson.

17 maart 1854MinnesotaEen eerdere verbintenis voor grond in Ramsey
Volgens de later opgestelde aankoopakte verbinden Henry Bockenfeld en Gottlieb Sigel zich op 17 maart 1854 tot overdracht aan de daarin genoemde tweede partij, Ambrose B. en William H. Van Landschoot. Deze vermelding wijst op een eerdere afspraak; zij is niet gelijk te stellen aan de uiteindelijke eigendomsoverdracht.
De keten gaat volgens dezelfde tekst terug op een verbintenis van James Ryerson aan Bockenfeld en Sigel van 21 november 1853. De verwijzingen luiden respectievelijk Book A of Bonds, blz. 408–409, en Book C of Bonds, blz. 299.
Deze eerdere overeenkomsten zijn niet afzonderlijk ingezien. De akte die ernaar verwijst bevat zelf een tegenstrijdig jaartal; zie 12 mei 1856.

21 juli 1855WisconsinAankoop van zus Theresia en zwager Anthony
Anthony Bouwhuis en zijn echtgenote Theresia Van Landschoot verkopen aan Ambrose B. Van Landschoot het gehele noordoostelijke kwart van Section 24, Township 19 North, Range 14 East, in Winnebago County. Het perceel omvat volgens de akte 160 acres, ongeveer 64,75 hectare, meer of minder.
Theresia is volgens het familieonderzoek van Hans Van Landschoot de zus van Ambrose. Anthony is dus zijn zwager. De akte zelf bevestigt het huwelijk van Anthony en Theresia, maar benoemt de broer-zusband niet.
Anthony en Theresia worden vermeld als inwoners van Scott County, Iowa; Ambrose als inwoner van Rock Island County, Illinois. De ligging van het bezit in Wisconsin bewijst daarom geen verblijf of landbouwactiviteit van Ambrose ter plaatse.
De koopsom bedraagt 1.000 dollar. Anthony waarborgt de titel; Theresia doet afstand van haar eventuele dower-rechten als echtgenote op het perceel. De registratie vindt plaats op 9 augustus 1855 om 11 uur.

26 juli 1855WisconsinDe aankoop gefinancierd door zijn zwager
Vijf dagen na de aankoop verleent Ambrose aan Anthony Bouwhuis een hypotheek op hetzelfde noordoostelijke kwart. De grond dient als zekerheid voor een schuld van 1.000 dollar, vastgelegd in twee schuldbekentenissen van dezelfde datum.

De rente bedraagt 6% per jaar. Het gelijke bedrag van koopsom en hypotheek en de korte tussentijd wijzen sterk op financiering van de aankoop door de verkoper. Dit is een interpretatie van de samenhang tussen beide akten.
Ambrose erkent de hypotheek op 27 juli 1855 in Scott County, Iowa. Ook deze akte wordt op 9 augustus 1855 om 11 uur geregistreerd. De verwijzing onderaan naar een vrijgave, deel 1, blz. 499, sluit aan bij “Rel 1/499” in de index.
De vrijgave zelf ontbreekt. Datum en wijze van aflossing zijn nog niet vastgesteld. De hypotheek is geen terugverkoop aan Bouwhuis.

21 april 1856WisconsinOverdracht van het Wisconsin-perceel aan Carey
Ambrose draagt zijn rechten op het NE¼ van Section 24, Township 19 North, Range 14 East over aan Patrick Carey uit Winnebago County. De akte vermeldt opnieuw 1.000 dollar. Ambrose wordt nog steeds aangeduid als afkomstig uit Rock Island County, Illinois.
Dit is een quitclaim deed: Ambrose draagt zijn rechten en aanspraken over, zonder dezelfde uitdrukkelijke titelgaranties als bij de aankoop. De erkenning volgt op 5 mei 1856 voor John Dickson, vrederechter in Rock Island County; registratie op 7 juni 1856.
De verkoop ligt vóór beide afbetalingstermijnen van de hypotheek aan Anthony. De akte verklaart niet hoe die schuld bij de overdracht werd geregeld. In deze akte lees ik de initiaal B.; de “M” in de getypte index lijkt een overschrijffout.
De index vermeldt ook Lorenzo Schriker en afzonderlijke overdrachten aan Carey door Schriker en Bouwhuis. Hun akten zijn niet opgenomen. De volledige eigendomsketen is dus nog niet opgehelderd.

12 mei 1856MinnesotaAmbrose en William kopen samen in Ramsey
Henry Bockenfeld en zijn vrouw Lizzie, samen met Philip Constant en zijn vrouw Frederica, dragen voor 480 dollar grond over aan Ambrose B. en William H. Van Landschoot uit Rock Island, Illinois.
Het betreft de zuidelijke helft van het zuidwestelijke kwart van Section 13, Township 29 North, Range 22 West, Fourth Principal Meridian, in Ramsey County, Minnesota Territory: 80 acres. Dit is een ander perceel dan de 80 acres die Ambrose in 1854 met Hoyt en Avery kocht.
De tekst noemt Frederica als weduwe van Gottlieb Sigel en verwijst naar oudere verbintenissen uit 1853 en 1854. De erkenning is gedateerd 12 mei 1856; de inschrijving 13 mei 1856 om 10 uur.
De transcriptie van deze akte uit mei 1856 verwijst naar een overdracht door Ryerson op 2 april 1858 (Book K, blz. 477). Dat jaartal is chronologisch tegenstrijdig en moet op de scan worden gecontroleerd. Het is hier niet stilzwijgend verbeterd.

23 juni 1856MinnesotaHet Ramsey-perceel gaat naar Anthony Bouwhuis
Ambrose B. Van Landschoot, William H. Van Landschoot en diens vrouw Sophia C. Buse dragen het Ramsey-perceel over aan Anthony Bouwhuis. De akte vermeldt alle partijen als afkomstig uit Rock Island County, Illinois. Dit verschilt van Anthony’s woonplaatsvermelding in de Wisconsin-akten van 1855, waarin Scott County, Iowa staat.
De omschrijving is dezelfde als op 12 mei: S½ van SW¼, Section 13, Township 29 North, Range 22 West, 80 acres. De genoemde tegenprestatie is 1.200 dollar. Het verschil met de eerdere koopsom van 480 dollar bedraagt 720 dollar, maar bewijst zonder aanvullende afrekeningen geen nettowinst.
Ambrose en William erkennen de akte op 23 juni in Scott County, Iowa. Sophia doet afstand van haar rechten als echtgenote en verschijnt afzonderlijk op 2 juli 1856. De tekst bewijst haar huwelijk met William; een eventuele verdere familieband tussen William en Ambrose wordt hierin niet benoemd.
Het griffiersattest is in de transcriptie gedateerd 20 juni, vóór de erkenning op 23 juni. Ook de voornaam van notaris Davison wisselt tussen Almer, Abner en elders H./Almer. Controle op de scan is nodig. De meegestuurde moderne straatbegrenzing is een onderzoeksnotitie en geen tekst uit de akte.

2 juli 1856IllinoisHoogste bieder op een perceel uit een nalatenschap
Hubert Klaine, boedelbeheerder met het testament aangehecht, verkoopt grond uit de nalatenschap van Charles A. C. J. Lane/Land. Volgens de transcripties overleed deze omstreeks 10 februari 1855 en werd Klaine op 11 januari 1856 aangesteld. Na aanwending van de roerende goederen bleef een schuld van $316,44 over.
Op de openbare verkoop van 2 juli 1856 wordt A. Van Landschoot voor 1.250 dollar de hoogste bieder. Het gaat om een deel van Lot 5, Block 13, Spencer & Case’s Addition in Rock Island, het vroegere Stephenson. De opgegeven rechthoek meet 80 bij 60 voet; de noordelijke strook van 10 voet is als gemeenschappelijke doorgang voorbehouden.
De opgegeven verkoopvoorwaarden zijn: de helft contant, de andere helft na negen maanden met 6% rente per jaar, gewaarborgd door een schuldverbintenis en hypotheek. De overdrachtsformule bevestigt ontvangst van de koopsom; daaruit alleen volgt niet hoe deze voorwaarden feitelijk zijn uitgevoerd.
Twee aangeleverde teksten lijken dezelfde transactie te beschrijven. Eén daarvan draagt een indieningsdatum in 1864, afzonderlijk opgenomen in de tijdlijn.
De eerste tekst noemt een zitting op 6 augustus 1856 vóór een veiling op 2 juli 1856: de volgorde klopt niet. Ook Lane/Land en Spences/Spencer verschillen. De genoemde doorhalingen in richtingen en maten vragen controle op het origineel.

26 juli 1856IllinoisDoorverkoop van het stadsperceel aan R. W. Smith
A. B. Van Landschoot draagt zijn rechten op het perceel over aan R. W. Smith, eveneens uit Rock Island. De erkenning benoemt de verkoper voluit als Ambrose B. Van Landschoot.
De omschrijving begint aan de zuidwesthoek van Lot 5 in Block 13 en loopt 80 voet noord, 60 voet oost, 80 voet zuid en 60 voet west. Zij sluit aan bij het op 2 juli geveilde perceel. De overdracht geschiedt via een quitclaim deed voor 1.250 dollar, hetzelfde nominale bedrag als bij de aankoop.
De akte wordt op dezelfde dag erkend voor griffier Frazer Wilson. De aangeleverde tekst noemt de gemeenschappelijke doorgang uit de aankoopakte hier niet opnieuw. Daaruit kan niet worden afgeleid dat dit recht verviel.
De gelijke bedragen bewijzen geen afwezigheid van kosten of andere financiële afspraken.

12 september 1857MinnesotaEen aankoop in Goodhue met onzekere hypotheeklasten
Andrew Johnson uit Goodhue County draagt grond over aan Ambrose (B.) Van Landschoot voor 1.000 dollar. Beide aangeleverde versies geven hetzelfde perceel: W½ van NW¼, SE¼ van NW¼ en NE¼ van SW¼ van Section 6, Township 111 North, Range 16 West. De nominale oppervlakte bedraagt samen 160 acres.
De versies verschillen echter wezenlijk in de hypotheeklasten. De eerste noemt $300, van Peter M. Johnson aan Thos. F. Town, met de opmerkelijke lezing 6% per maand. De tweede noemt twee lasten van $327 en $408, met afwijkende of onduidelijke namen en een verwijzing naar andere grond.
De eerste versie noemt Geo. E. Hoyt als getuige. Dat kan aansluiten bij G. E. Hoyt, de medekoper van 1854, maar de persoonsgelijkheid is niet bewezen.
Beide versies zijn voorlopig als één vermoedelijke transactie gegroepeerd, niet als twee aankopen. Hypotheekbedragen, schuldeisers en rente zijn onbeslist. Ook erkenningsdatums (11, 12 en 17 september) en “State” tegenover “Territory” verschillen. Controle van de volledige scan is noodzakelijk.

31 augustus 1864IllinoisEen latere indieningsvermelding bij de aankoop van 1856
Een tweede transcriptie van de verkoop door Hubert Klaine begint met “Filed August 31, 1864”, terwijl de akte zelf is gedateerd 2 juli 1856. Zij vermeldt dezelfde boedel, koper, prijs en perceelsomschrijving.
Deze vermelding wordt daarom als latere indiening of registratie bij de eerdere transactie behandeld. Zij levert op zichzelf geen bewijs voor een nieuwe aankoop in 1864. Waarom deze tekst later werd ingediend en hoe beide registraties samenhangen, moet uit de originele registers blijken.

13 augustus 1874IllinoisEen waterleiding naar de brouwerij in Geneseo
Ambrose Vanlandschoot en zijn vrouw Mary Jane, uit Henry County, verlenen aan George Geiser, Henry Herman en Levi Waterman voor de genoemde som van één dollar een blijvend recht om een waterleiding over hun grond aan te leggen en te onderhouden. Het betreft een gebruiksrecht, geen verkoop van de volledige grond.
De leiding moet water uit een vloeiende bron voeren naar de brouwerij bij Geneseo Creek, aan de westzijde van de weg ten zuiden van State Street. De bron ligt volgens de tekst op grond die de verkrijgers die dag kochten van Isah Richmond en zijn vrouw.
De belaste grond wordt omschreven als Lot 6 of Lot 1 in de E½ van NW¼, Section 28, Township 17 North, Range 3 East, Fourth Principal Meridian. De akte verwijst naar een opmetingsplan van Patterson Holmes waarop een rode lijn het tracé aanduidt.
De verkrijgers mogen het terrein betreden voor aanleg, herstel en verplaatsing. Zij moeten de werkelijk veroorzaakte grondschade vergoeden. Als werkzaamheden van Ambrose en Mary Jane een verlegging nodig maken, moeten de leidinggerechtigden die op eigen kosten uitvoeren. De erkenning volgt op 31 augustus 1874 voor F. H. McArthur.
Het genoemde opmetingsplan is niet meegeleverd. De exacte leidingroute wordt daarom niet op een moderne kaart ingetekend.

21 februari 1881IllinoisMary Jane en Ambrose verkopen in Atkinson
Mary Jane Vanlandschoot en Ambros B. Vanlandschoot, uit Atkinson, Henry County, verkopen aan Peter D. Knudde de westelijke helft van Lot 11 in Block 7 in het dorp Atkinson. De akte noemt een koopsom van 1.550 dollar.
Beiden staan als overdragers vermeld. In de erkenning wordt Ambrose uitdrukkelijk Mary Jane’s echtgenoot genoemd. De partijen doen in de tekst afstand van toepasselijke homestead-rechten. De akte en erkenning dateren van 21 februari 1881; inschrijving volgt op 10 maart 1881 om 13 uur.
De volgorde van de namen, met Mary Jane eerst, bewijst op zichzelf niet hoe of door wie het perceel oorspronkelijk was verworven.

Whereas, at the May Term A.D. 1856 of the County Court of Rock Island, sitting on August 6, 1856 as a Court of Probate, an order was entered on record upon the petition of Hubert Klaine, administrator with the will annexed, to sell the real estate of the deceased for the payment of debts. The Court found that due notice of the petition had been given according to law by publication in the Rock Island Advertiser, a weekly newspaper printed and published in Rock Island County. It further appearing that Charles A. C. J. Lane died testate on or about February 10, 1855, and that on January 11, 1856, Hubert Klaine was duly appointed by the Court as administrator with the will annexed of the estate of the deceased. The Court determined that the personal estate of the deceased was insufficient to pay the debts, that the administrator had applied all personal assets to satisfy the debts, and that a balance of $316.44 remained due. The deceased was seized of the following real estate, located in Rock Island County, Illinois: a portion of Lot Five (5) in Block Thirteen (13) in that part of the City of Rock Island known as Spences & Cases Addition to the original town of Stephenson. The Court therefore ordered that the real estate be sold by the administrator at public auction to the highest and best bidder at the front door of the courthouse in Rock Island County, on a date to be designated by the administrator, between ten o’clock in the forenoon and five o’clock in the afternoon, after publishing notice of the sale for six consecutive weeks in at least four public places in the County and in the Rock Island Advertiser. The sale was to be made under the following terms: one-half cash in hand, and the balance on nine months’ credit with interest at six percent per annum. The purchaser was required to provide a bond and mortgage on the premises to secure payment. The administrator was required to execute and deliver a deed to the purchaser and apply the proceeds toward payment of the debts. Costs of the proceeding were to be paid by the administrator from the estate. Pursuant to this order, the administrator scheduled the sale for Wednesday, July 2, 1856, and after proper notice, offered the property for sale at public auction. The property, being a portion of Lot Five (5) in Block Thirteen (13), was described as beginning at the southwest corner of Lot Five, running north along the west line of the lot 80 feet, then east at right angles 60 feet, then south along the east line 80 feet, and then west along the south line 60 feet to the place of beginning.
